Obavijesti

Aktivni članovi čitaju službene obavijesti lokacije, a administrator ih stvara, uređuje i briše. Obavijest može imati naslov, tekst, slike i interakciju. Reakcije like/dislike međusobno se isključuju, a reakcije i dijeljenje prolaze kroz serverske radnje.

Mediji se prenose prije zapisa; neuspjela objava pokušava ukloniti orphan upload. Sigurni share link može otvoriti obavijest i nakon prijave, bez izlaganja punog sustav podataka puta.

Obična anketa

Administrator može dodati informativnu anketu. Aktivni član ima jedan glas vezan uz identitet računa i ne može ga promijeniti u aktualnom toku. Nakon prvog glasa opcije se ne smiju uređivati tako da promijene značenje ili brojila. Obična anketa nije dokaz pravno donesene odluke.

Naslijeđeni embedded format official ostaje čitljiv radi kompatibilnosti, ali se više ne može stvarati. Nova službena radnja koristi interactionKind: officialVoting i zaseban zaštićeni zapis odluke.

Tko može sudjelovati u službenoj odluci

Tehnički administrator nije automatski ovlašteni predstavnik niti birač. Korisnik prolazi kanonske statuse: nedostaju podaci profila, čeka potvrda službenog e-maila, nedostaje zahtjev dostave, čeka provjera predstavnika, potrebna dopuna, odobren, suspendiran ili opozvan.

Evidentirani predstavnik ručno provjerava identitet/mandat bez spremanja osobne iskaznice, vodi vlasnički registar i povezuje račune. Registar podržava vlasnike bez Conexa računa, više suvlasnika iste etaže, razlomke, vrijednosnu površinu i dokumentirani izvor. Puni OIB ne unosi se u Conexa registar.

Izrada i objava odluke

Administrator izrađuje nacrt iz obavijesti ili izravno, dodaje privatne priloge, rokove i način procjene. Prije objave poslužitelj provjerava tehničku spremnost, a predstavnik:

• potvrđuje popis vlasnika i točne udjele;
• bira pravnu kategoriju/prag ili ručni ishod;
• pregledava upozorenja i potvrđuje odgovornost za objavu.

Objava zaključava tekst, priloge, rokove, prag, upozorenja i biračku snimku. Kasnija promjena registra ili e-maila ne mijenja već objavljenu odluku. Tekst/prilog nakon objave zahtijeva otkazivanje i novu odluku; rok se ne skraćuje.

Nepotpun registar, udjeli ispod/povrh cjeline ili vlasnik bez utvrđenog udjela mogu dati kritično upozorenje i zahtijevati izričitu potvrdu/isključenje s razlogom. Objavu blokira stanje u kojem se ne može izraditi sigurna, nepromjenjiva i matematički određena snimka.

Odgovor, rok i rezultat

Odgovor je za, protiv ili suzdržan, jedan i nepromjenjiv po vlasniku/odluci. Kanali su:

• prijavljena aplikacija;
• osobna, potpisana e-mail poveznica;
• potpisani papir koji administrator evidentira uz dokaz.

Scheduler otvara, podsjeća, po potrebi produljuje i zatvara odluku. Automatski prag koristi zaključane udjele; kod manualOutcome sustav ne prikazuje „doneseno/nije doneseno” dok administrator ne unese obrazložen ishod. Završetak stvara PDF, manifest i JSON audit/dokazne artefakte.

Granica Conexine odgovornosti

Conexa tehnički zaključava, računa i auditira. Ne provjerava zemljišne knjige, pravnu valjanost izvora, mandata, praga ili odluke. Evidentirani predstavnik odgovara za te ulaze i ručne potvrde. Prije stvarne odluke potrebni su pravna provjera, odobreni pilot i potvrđeni mobilni, web, e-mail i papirnati kanal.

Rollout stanje

U produkciji je aktivno 28 governance/decision funkcija, sustav podataka/pohrana pravila i potrebni indeksi. Globalni feature gate nije uključen; samo testna lokacija „Glasovanje 1” je allowlistana. Debug Android APK je instaliran i pokrenut, no stvarno službeno glasovanje, slanje stvarnog službenog e-maila, objava Flutter aplikacije i globalno širenje nisu izvršeni.

Official notices

Posts from your building representative that concern the whole building – reading, reactions, and poll voting.

Official notices are for whatever concerns the whole building: upcoming works, an invitation to a residents’ meeting, a decision about house rules, news that the lift is broken. Unlike a chat, where messages vanish within the hour, posts here stay neatly in order and are easy to find weeks later.

Only your building representative posts here. That is why they are called official – what you read here comes from the person who runs your building. If you want to share something with your neighbours, that is what Group chat and the Bulletin board are for.

What you will see

Notices are ordered newest first. Each has a title, a picture, and the start of the text; you open the whole thing by tapping “Read more”.

Besides text, a notice can also contain:

• Photos – up to ten per post. Open them full-screen if you want to see a detail.
• A poll – when your representative wants to hear your view before deciding something.

The first time you open this part of the app, a short explanation greets you. You will only see it once.

Reactions and sharing

Three buttons sit under every notice:

• Like and Dislike – a quick way for your representative to see how a post landed. You can only be on one side: if you liked something and then tap dislike, the first reaction is removed for you.
• Share – pass the notice on through any app on your phone, for instance to a neighbour who is not on Conexa yet.

Voting in a poll

If a notice contains a poll, a vote button sits next to each option. The moment you vote, the buttons are replaced by the results – how many votes each option received.

Your vote is final. Once cast, it cannot be changed or withdrawn. Think before you tap, especially on decisions involving money or building works.

Once the first vote arrives, your representative can no longer change the poll options, so the question cannot shift under your feet.

A poll or official voting?

Two things are easy to mix up, so here is the difference:

• A poll is a quick, non-binding question – every building member has one vote, and the result is indicative, so the representative can hear what neighbours think.
• Official co-owner voting is a formal procedure: only verified co-owners vote, each vote carries the weight of their ownership share, there is a required threshold and a record of the process, and the decision is made only once voting closes.

Troubleshooting

• I cannot see any notices. Your representative has most likely not posted any yet. Check as well that this feature is switched on for your building.
• A reaction or vote will not go through. It is almost always the connection. Check the internet and try again. If you have already voted in a poll, the button will not come back – that is normal.
• I see a default picture instead of a photo. The image failed to load, usually because of a weak connection. The notice itself is still correct and readable.

Frequently asked questions

Why can I not post an official notice?

Because it is deliberately limited to your building representative. If anyone could post an “official” notice, the word would lose its meaning. For everything else use Group chat or the Bulletin board.

Can I change my vote in a poll?

No. You vote once and the vote is final.

Can my representative see how I voted?

The poll records that you voted so that you can only do it once. Results are shown as a total number of votes per option.

Will I get a notification when my representative posts something?

You will, if your notifications are on. Tapping it opens that exact post. There is more in Notifications.
